The benefits of buying “Off Plan”

Experienced property investors are familiar with the process of buying “Off Plan”. This involves agreeing upon the purchase of a property before it has been built and generally is a transaction you conduct directly with the developer. There are many reasons why this happens. When an area is undeveloped it is hard for most buyers to see the real investment potential it has.
Developers therefore have to price properties relatively lower at the initial stages, but can charge a lot more as the development takes shape. That is why “Off Plan” prices are often 15% - 30% lower than prices for completed properties - so you can make a decent profit in a short time interval just by joining the game earlier.

  • By dealing directly with the developer you avoid paying any middlemen, thus lowering your costs
  • By making your investment at an earlier stage you end up realizing a greater capital gain
  • You have more influence over the design and specification of your property
  • Dealing directly with the developer makes the process simpler 

Choosing the right apartment and reserving it

Once you are interested in Villa Dali, you can either send us an e-mail to sale_bulsun@yahoo.com or you can call us on +359 878423 777 for more detailed information and availability list. As soon as you choose a particular apartment we will send you Reservation Form. When you fill it in and send it to us together with a deposit of € 1 000, which will be deducted from your first installment we will take off the market the apartment for the period of 14 days.


Preliminary Contract

In the next 14 days we will provide you with all legal documents of the company, the land and the development itself. You or your solicitor will have enough time to get familiar with the documentation and the text of the preliminary contract. The contract clearly sets the price, the payment plan, the timelines, the way of finishing and any penalties for late completion, or denial from your side for purchasing. Once the contract is signed, you will have 20 days to transfer your initial payment.

Final stage and Deeds Transfer

Once the complex is built the ownership of the property will be transferred to you. Title deed must be signed in front of a Notary.
Approximately 3.5% of the tax appraisal value of the property are paid in transferring and state taxes.
